Subject: Tredyffrin Planning Commission Meeting 9-21-00
I attended last night's meeting -- here are some notes:
Comm. recommended approval of preliminary plan by
Trammell Crow for the 7 lots in Tredyffrin Twp. as part of the new Office Park
complex. This was mainly done to allow Trammell Crow to turn over the designated
"lot 17" to the Open Land Conservancy before the end of the year as
planned. Mitzi Toland was at the meeting. The rest of the details for the
development will be reviewed in October.
The joint meeting with East Whiteland Twp. apparently went
well and they have decided that the access off Yellow Springs Road will be
designed for exiting to the West only to feed traffic towards Rt. 29. The layout
will allow for a modification to provide for eastward exiting to Yellow Springs
Road in the future if the Township should at some point desire.
New matters:
Discussion was held concerning the proposed Schuykill
Valley Metro rail line from Phila. to Reading. In general, this is favored
since it will reduce traffic on Rt. 422 going to Rt.76 and this will reduce the
backup of traffic from Rt. 202 going to Rt. 76 that happens during rush hours.
Even with the new interchange, since Rt. 76 is still only 2 lanes an overall
reduction in traffic is needed.
An addition to this Line is a part of the of the "Cross County" line that may run from West of Downingtown to Morrisville. This would run thru Tredyffrin on what is now the NS Trenton Branch right of way with a new connection somehow being made to the King of Prussia SC. A station was planned at Cassat Road. The Comm. is generally opposed to this route as the fear is it may bring more traffic(?). The Comm. recommends that the Township send a letter in favor of the Phila/Reading Line with a reservation to the Cross-County segment until more details/plans/info are presented.
Following the Agenda items, the Comm. Chairman, Jeff
May, spoke to the members about the need for them to become more familiar with
Yellow Springs and Swedesford Road locations & conditions. This in light of
the Warner Quarry development and possible increased traffic to get to it. The
Comm. wants to begin a discussion of this problem in October and wants the
members who don't live in that area to get a better feel for it. The general
thought seems to be that the Township would like to see Yellow Springs remaina
rural-type 2 lane road and possibly use funds from Trammell Crow to make
improvements along Swedesford - not necessarily additional lanes, but to
straighten out the North Valley intersection with a light and turning lanes and
maybe improvements at the Church Rd. intersection.
