April 5, 2001 Tredyffrin Planning Commission Minutes/Great Valley Issues Only

Following are notes from the Tredyffrin Planning Commission Meeting of 4/5 -

1. Yellow Springs Road Traffic Calming

The Commission members discussed a proposed report titled "Great Valley

Issues" which outlines traffic problems and other concerns in the Great

Valley. This is an expanded version of a draft report discussed at the last

meeting. It contains numerous recommendations to be sent to the Board of

Supervisors. Resident comments were heard, including from Board members

Elaine Sullivan and Lou Erdelan, who again requested that the Township take

over control of Yellow Springs Road from PennDOT and that proposed road

surface improvements be closely monitored. Township Manager Joe Janasik

suggested that the Township attempt to work with the State to implement the

traffic calming measures first and if not successful, then proceed to obtain

control, since additional annual costs will be incurred. The Commission then

voted to proceed with the report, which requests Township control of the

road, by a margin of 4 to 3, with 1 new member abstaining.

A minority opinion will be added to the report before it goes forward to the

Board of Supervisors.

2. Lynch Homes - Driveway redesign for existing building on Yellow Springs

Rd. -

This building is the next to last structure in our Township on YSR and

they wish to change the access drives to provide a "loop" for their vans that

bring daily patients to the facility. No significant appearance changes are

planned.

3. Malvern Federal Savings - new office plan in Paoli -

While not in the "Great Valley," of note is a proposal to expand and

dramatically improve their facility at the corner of Lancaster Pike and Darby

Road, including the removal of the Sunoco gas station and other wood

structures, and construct an expanded office bldg. for their headquarters

operations as well as a freestanding branch bank. Although meeting parking

requirements is a problem, initial reaction was favorable.

4. Paoli Village Shoppes - new office bldg. - final plan -

Approval was given to this plan, which was has been reviewed numerous

times, to construct a new bldg. adjacent to North Valley Road (at the bridge).
