B) Access to Trammel Crow from Yellow Springs Road.
Dear Terry and Bill,
A) Church Road Realignment
The proposed realignment would allow Church road to intersect with Chesterfield Parkway and extend the Parkway to the intersection of Cedar Hollow and Swedesford roads at the traffic signal.
Per the covenants for Liberty Property Trusts' Chesterfield development not less than sixty five percent of the "adjoining property owners" have to approve any amendment to the convenants. Therefore the Great Valley Association polled the affected property owners to determine whether they would approve of the realignment. Of the thirty-three "adjoining property owners" concerned ten (10) approved, thirteen (13) disapproved, and ten (10) did not respond. Since the needed sixty-five (65%) cannot be attained the proposed realignment was defeated. The consensus among the residents, other than the affected owners, is also against the realignment. In any event we want to thank you both for the invaluable assistance that you gave to the Association in bringing this matter to a vote.
B) Yellow Springs Road Access to Trammel Crow Development
Access to the Trammel Crow development from Yellow Springs road was among the many options that we discussed for Church road and environs so we were somewhat surprised to learn that this matter has already gotten to the Planning Commission. I have made a preliminary poll of our Board on this issue and find that there is no support for this idea. The consensus is that it will increase the traffic on Yellow Springs road and that improvements to Route 29, including a traffic signal at Yellow Springs and Route 29, and slip ramps are preferred. These modifications, plus those underway for Route 202, will encourage the use of the major traffic arteries rather than our residential roads. The tenor of the opposition to the Church road realignment indicates that there will be strong community opposition to this proposal.
This is an issue that we plan to discuss at our next Board meeting on September 12, 2000 at which time the official position of the Great Valley Association will be defined.
